We start with the end in mind by discussing your vision for the future. What does successful CRE investing look like to you? Are you trying to replace your current income? Want more time freedom?

You upload financial and tax information. We underwrite you as an individual investor to get a sense of what might be a good fit for an investor matching your profile. You will be ready for lender calls and know how to best present your situation.

.Acquire

We are always on the hunt for value. Before we move on any deal, we underwrite it and talk at length as a group about what we like and dislike.

.Analyze

From LOI to closing, we are requesting more detailed information and running the deal against our proprietary list of due diligence traps. We look at a lot of deals before we get to this stage.

.Match

We identify the investor or investors we think are best suited for the opportunity. Then we underwrite both the investor and the investment together to ensure it is a good fit. This is where you come in and we get you set up with the best lender for your deal.

.Raise

You need debt capital. The banks need to originate good loans with promising customers. We use our experience and deal flow to identify lenders that might make good partners on your deal. We then negotiate until we find the best fit for you and for the investment.

.Appraise

In the background the bank is checking all the diligence and source documentation. You will have multiple sets of eyes on everything not including your own. The lender(s) will then open a blind bid appraiser selection process that conforms with bank regulatory requirements. Once the property value has been verified, the application goes in front of the credit and/or loan committees for a final quality control check.

.Close

There are a lot of moving pieces to get to closing. We help coordinate inspectors, run point on document requests, and make sure all the legal pieces are moving forward. From here we walk you through the closing process and ensure you have complete files.

.Transition

We hold your hand and help you identify professional management service providers as needed, arrange for any depreciation (cost segregation) studies, and highlight any affirmative covenants going forward. If you have questions, we have answers. And the transaction is not closed in our minds until you are settled in with your new investment.
